Virtual Staging in Toronto

An empty room is hard to read: buyers cannot tell whether their sofa fits, where the bed goes or what the space is for. Virtual staging adds furniture and decor to the photos digitally, so a vacant Toronto listing looks lived-in without renting a single piece of furniture. $29.99 per photo, whatever the size of the property.

When Virtual Staging Is Worth It

  • Vacant homes and new builds. Empty rooms photograph as bare walls and floor; staging gives every room a purpose.
  • Awkward or oversized rooms. Furniture in the frame shows the scale and how the space can be laid out.
  • Dated interiors. A modern set of furniture helps buyers look past the current decor.
  • Unfinished basements and bonus rooms. Show the office, the gym or the media room the space could become.
  • Commercial space. Empty offices and retail units staged as a working fit-out.

How It Works

  1. Pick the photos. Most listings stage the main rooms: living room, primary bedroom, dining area and any room whose purpose is not obvious.
  2. Tell us the style. Modern, transitional, family or something that matches the building — the furniture is chosen to suit the property and the buyer it is aimed at.
  3. We stage the images at the same scale and perspective as the room, so the furniture sits correctly on the floor and against the walls.
  4. You receive both versions — staged and original — so you can use whichever the listing needs.

Virtual staging shows what a space could look like rather than how it is furnished today, so listings normally note which photos are virtually staged.

Virtual Staging Pricing

$29.99 per photo, in Canadian dollars, for any property size. Staging is applied to the photos from your shoot, so it pairs with HDR real estate photography — book both together and the staged images come back with the rest of the gallery. The full price list is on the services page.

Virtual Staging FAQ

Can you stage photos I already have?

Send us the images and we will tell you which ones work. Staging needs a straight, well-exposed photo of the room to sit the furniture in correctly, so the result depends on the quality of the original photo.

How many photos should I stage?

For most listings three to five rooms are enough: the ones a buyer pictures themselves in. Staging every photo rarely adds more.

Can you remove existing furniture instead?

Tell us what you need removed or replaced and we will confirm what is possible on that photo before you order.

Does it work for commercial space?

Yes — empty offices, retail units and restaurant spaces can be staged to show a working layout.
