Both put the property on screen, both cost about the same, and most listings do not need both. Here is how to decide which one a Toronto listing actually needs.
What each one does
A 3D virtual tour is interactive: the buyer moves through the property themselves, at their own pace, checking the room they care about and the layout around it. A listing video is directed: you decide the order, the pace and what gets emphasis, and the buyer watches.
That difference decides almost everything else.

Choose a 3D tour when…
- The layout is the selling point, or unusual enough that photos leave questions.
- Buyers are out of town, investors, or relocating and cannot visit easily.
- The property is tenanted and you want fewer, better-qualified showings.
- It is commercial space and tenants need to check the floor before visiting.
Choose a listing video when…
- The property has a story: the setting, the light, the backyard, the renovation.
- You are marketing on Instagram, TikTok or YouTube, where a vertical cut does the work.
- You want the listing to look like a premium listing in the seller presentation.
- The neighbourhood or the lot matters, and drone footage can show it.
When both earn their place
On higher-value listings the two do different jobs: the video brings people in from social media, the 3D tour keeps them on the listing page once they are interested. If the budget covers both, book them in the same visit so the property only has to be prepared once.
What neither replaces
Photos. Every portal, every email and every social post starts with a still image, so listing photography comes first and a floor plan answers the size question before anyone presses play.
