Give buyers a way to walk through a listing before they book a showing. Photogenic Properties captures Matterport and iGuide 3D virtual tours for homes, condos and commercial properties across Toronto and the Greater Toronto Area, so realtors, builders and property managers can show every room, hallway and view online.
Matterport is the most widely recognized 3D tour platform for real estate. We capture the property for Matterport and deliver an immersive tour with a dollhouse view and floor-by-floor navigation, ready to share within 24 hours of the shoot. Matterport tours start at $199.99 for properties up to 2,000 sq ft.
iGuide combines an interactive 3D tour with precise measurement data captured on site, which makes it a strong choice when accurate room dimensions and floor areas matter to buyers. iGuide tours start at $249.99 for properties up to 2,000 sq ft.

All prices are in Canadian dollars and depend on the finished area of the property.
Booking starts with the address and the approximate square footage, because the price follows the size of the property. We confirm a time, and you or the listing agent arranges access to the property.
On the day, the photographer works through the property one room at a time. The camera sits on a tripod and captures a full sweep from each position before moving to the next, so every room, hallway and staircase is covered and the finished tour holds together as one continuous space. The property should be ready before the scan begins — lights on, blinds open, surfaces clear, cars off the driveway — because a 3D scan records the property exactly as it stands on the day.
The scan is processed after the visit and the tour is delivered within 24 hours as a single link. It goes straight into the MLS listing, an email or your own website, and it opens in a browser on a phone, a tablet or a desktop. Nothing for you to install, and nothing for the buyer to install either.
The visit works the same way for an iGuide tour. The difference is in what comes back with it: iGuide also returns measured room dimensions and floor area, which is why it is the better choice when the listing needs numbers as well as a walkthrough.
A 3D tour works best alongside strong visuals. Book it together with HDR real estate photography, schematic or architectural floor plans, cinematic property video and twilight photography to give buyers the full picture of the property. See all real estate media services.
We capture 3D tours in Toronto, Mississauga, Vaughan, Markham, Richmond Hill, Oakville, Thornhill and throughout the Greater Toronto Area, as well as Hamilton, Kitchener-Waterloo and Guelph. Additional travel fees may apply outside our standard service area.
Matterport tours are delivered within 24 hours after the shoot. Very large or complex properties may take slightly longer.
Declutter and clean every room, arrange furniture to show the space, and make sure all lights work. A 3D tour shows every corner of each room, so closets and storage areas left open will be visible too.

3D tour or listing video: which does your listing need? — a side-by-side comparison.
3D Matterport tours and videography — how buyers actually use an immersive tour.
Tours are booked most often for luxury real estate photography and for commercial real estate photography, where a tenant wants to walk the floor before a viewing.
