The buyer is comparing a handful of properties at a price where presentation decides the shortlist, and the marketing has to hold up in print, on a broker’s website and in a feature sheet — not only on MLS. Large properties need a plan before the shoot: which rooms carry the listing, where the light falls in the afternoon, whether the grounds need an aerial pass, and whether staging or virtual staging is involved. For new builds and custom homes we also shoot for the builder and the designer — see architectural photography, which is the same craft aimed at a portfolio rather than a sale.

Longer than a standard listing, because there are more spaces and the light is planned rather than taken as it comes. Larger homes often need a return visit for twilight or for a different time of day, which we agree with you before the shoot.
Yes. We work room by room around the owner and their staff, and can schedule early or late when a space has to be empty.
Yes. Every shoot is delivered in high-resolution files for print and brochures alongside web-sized versions for MLS and social media.
By the finished area, following the published price list up to 12,000 sq ft. Above that, or where several buildings and grounds are involved, we quote the project after seeing the details.
