Drone Real Estate Photography & Video in Toronto

Aerial photos and video show what a ground-level camera cannot: the size of the lot, the shape of the roofline, the backyard and pool, and what sits around the property. Photogenic Properties flies drones for residential listings, commercial buildings, land and new developments across Toronto and the Greater Toronto Area.

What Aerial Coverage Adds to a Listing

  • The full lot: boundaries, driveway, backyard, pool and outbuildings in a single frame.
  • Location in context: the street, the ravine, the park or the water the listing description talks about.
  • Roof, elevations and grounds of larger homes and commercial buildings, without a ladder.
  • Opening shots that give a property video a sense of place from the first second.
  • Land, acreage and development sites, where the parcel itself is the product.

Drone Photography

High-resolution aerial stills of the front and rear elevations, the lot and the surrounding streets, edited to match the ground photography of the same listing so the gallery looks like one shoot. Aerial photos are delivered within 24 hours after the flight.

Drone Video and FPV Fly-Through

Cinematic aerial video for listing presentations and social media: smooth reveals of the property and its surroundings, plus FPV fly-through footage that moves from outside the home through the front door and on through the interior in one continuous shot. Video is delivered within 48 hours. For a full listing film or a vertical cut for Instagram and TikTok, see property videography.

Unlike most of our services, drone coverage is one flat price regardless of the size of the property, and it covers aerial photos and aerial video on the same visit. Prices are in Canadian dollars.

Commercial Buildings, Land and Developments

Aerial coverage is often the only way to document a commercial property properly: the building footprint, parking, loading areas, neighbouring tenants and access from the main road. We also fly land parcels for sale and construction sites where progress is recorded over several visits. Tell us what the images are for and we will plan the flight around it.

Where We Fly

Toronto, Mississauga, Vaughan, Markham, Richmond Hill, Oakville and Thornhill, and across the rest of the Greater Toronto Area including Durham Region, as well as Hamilton, Kitchener, Waterloo and Cambridge and Guelph. Additional travel fees may apply outside our standard service area.

Before the Flight

  • Send the address early. Flight rules depend on the location: some areas, especially near airports, need authorization before a drone can fly, which takes time to arrange.
  • Watch the forecast with us. Drones do not fly in heavy rain or strong wind. If the weather does not cooperate, we reschedule the aerial part at no extra cost.
  • Clear the exterior. Cars off the driveway, bins out of sight, pool cover off and garden furniture in place: everything outside is visible from above.

Certification and the Rules We Fly By

Flying a drone for money in Canada needs a Transport Canada pilot certificate, and a good number of the aerial photos on listing sites were taken without one. Ours is a Transport Canada Pilot Certificate — Basic Operations (RPAS), held since March 2022.

That certificate also sets the shape of a flight, so it is worth knowing what it allows:

  • Uncontrolled airspace. Whether an address sits in it depends on the location: parts of the GTA fall inside the controlled airspace around Toronto Pearson, Billy Bishop and the regional airports. We check the address against the airspace before a date is set, not on the morning of the shoot.
  • Thirty metres from people. Measured horizontally, from anyone not taking part in the shoot, and never directly overhead. On a built-up street that is a decision made before we arrive.
  • Three nautical miles from a certified airport, and one nautical mile from a heliport.
  • A ceiling of 122 metres, with the aircraft in sight throughout — flown by eye, not by screen.
  • Registered and marked. The aircraft carries its Transport Canada registration number and is maintained to the manufacturer’s schedule.

Are you a certified drone pilot?

Yes. Aerial work is flown under a Transport Canada Pilot Certificate for Basic Operations, held since March 2022. It covers flights in uncontrolled airspace, at least 30 m from anyone not taking part in the shoot and below 122 m, with the aircraft in sight throughout. Send the property address with your enquiry and we will confirm what the airspace at that location allows before the shoot is booked.

Drone Photography FAQ

How quickly do I get the aerial photos and video?

Aerial photos are delivered within 24 hours of the shoot and video within 48 hours. Larger or more complex projects may take slightly longer.

What happens if the weather is bad on the shoot day?

We reschedule the drone flight at no extra cost, or shoot the interior as planned and return for the aerial coverage when conditions improve.

Can you fly anywhere in the GTA?

Most residential addresses are straightforward. Locations near airports and other controlled airspace need authorization in advance, so send the address as early as you can and we will confirm what is possible before the shoot.

Do you shoot commercial properties as well as homes?

Yes. Houses, condos, commercial buildings, land and development sites are all part of the regular work.
