Commercial Real Estate Photography in Toronto
A commercial listing is judged on different things than a home: the location and access, the floor plate, the ceiling height, the parking and loading, and how the building presents to a tenant’s own clients. Photogenic Properties photographs offices, retail units, industrial space and mixed-use buildings across Toronto and the Greater Toronto Area for leasing and sale.
What We Cover
- Exterior and approach. The building from the street, the entrance, signage and the parking a tenant will actually use.
- Interiors. Reception, open floor, private offices, boardrooms, kitchens and washrooms — shot to show the usable space rather than to flatter it.
- The working end. Loading doors, bays, clear height, mezzanines and yard for industrial space.
- Common areas and amenities in multi-tenant buildings.
- Aerial coverage. The footprint, the lot, the surrounding streets and the highway access — see drone photography.
- 3D tours. A Matterport or iGuide tour so a tenant or buyer can walk the floor before they book a viewing.
Who Books It
- Commercial brokerages marketing a lease or a sale.
- Landlords and property managers with recurring vacancies to fill.
- Owner-occupiers photographing their own premises for the company website.
- Developers documenting a completed building or a phase in progress.
Photographing a finished building for a portfolio or an awards submission is a different job with a different pace — that is architectural photography.
Pricing
Smaller units follow the published list: photography from $249.99, a 3D tour from $199.99, aerial coverage at $199.99 and floor plans from $99.99. Larger or multi-tenant buildings are quoted per project, because the time on site depends on the number of spaces and when they can be accessed. The full size-based list is on the packages page.
Working Around a Live Building
- Access. Tell us which floors and units are available and who holds the keys; for floor plans we need every room opened.
- Timing. Empty floors photograph better early, late or at the weekend, and we schedule around staff and tenants.
- Confidentiality. Tell us what must not appear — client names on screens, signage, documents, plates — and we frame around it.
- Drone flights. Downtown and airport-adjacent sites often need authorization in advance, so send the address early.
Where We Shoot
Toronto and the whole GTA, including Mississauga’s airport corridor, Markham’s office parks, Concord and Vaughan, Richmond Hill and Oakville, plus Hamilton, Kitchener-Waterloo and Guelph with travel fees outside the standard area.
Commercial Photography FAQ
Can you shoot outside business hours?
Yes. Early mornings, evenings and weekends are normal for occupied buildings, and often produce better images because the floor is clear.
Do you photograph vacant shells?
Yes. For an empty unit we show the shape, the light and the services; virtual staging can add a furnished fit-out to the photos afterwards.
Can tenants tour the space remotely?
Yes, with a Matterport or iGuide tour, which also gives measured floor data on the iGuide option.
How quickly is a commercial shoot delivered?
photos, 3D tours and video on a secure download link once editing is finished, the same as residential work. Multi-building projects may take longer and we say so when quoting.
