Photos show what the rooms look like. A floor plan shows how they connect — which is the
question buyers ask themselves right after “do I like it?”.
What the plan answers
- Does my furniture fit? Room dimensions settle the bed, the dining table and
the home office in one glance. - How do the rooms relate? Whether the kitchen opens to the family room, how
far the primary bedroom is from the stairs, where the bathrooms sit. - Where was that photo taken? A plan gives every photo a place in the house,
which is exactly what buyers lose in a long gallery. - Is the layout worth the drive? Out-of-town and investor buyers screen
listings on the plan before they book anything.

When it is worth it
- Always, for anything with an unusual layout — split levels, additions,
basement apartments, oddly shaped lots. - For larger homes, where a gallery alone cannot convey the scale.
- For condos, where square footage and layout are the whole comparison between
units in the same building. - For anything marketed to out-of-town buyers, alongside a
3D tour.
How we do it
Measurements are taken on site, normally during the photo shoot, so the property only has to be
prepared and unlocked once. We need access to every room — basements, garages, closets and
mechanical rooms all form part of the layout.
